What storage really costs in Dubai

The advertised rate is rarely the rate you pay. We went through eleven price lists, three contracts and one renewal letter to find where the difference hides.

Storage is priced like a gym membership and used like a mortgage. The cost that matters is not the first month, it is the fourteenth, by which point most people have forgotten what they agreed to and the direct debit has become furniture.

The headline numbers

In August 2026 the advertised entry rates in Dubai ran from AED 99 a month, which is SafeStorage storing a single box, to AED 175 for the smallest genuine self storage unit at SpaceHub, up to AED 330 at Vachi Storage for a 15 square foot climate controlled unit with collection included. The upper end of the published market is AED 4,000 a month for 200 square feet.

Those numbers are not comparable with each other, which is the first thing to understand about this market. One is a box, one is a room, and one is a room with a service attached.

Per box against per unit

Valet operators price per box and per month, which is genuinely cheap for small loads and quietly expensive for large ones. The crossover in Dubai sits at roughly eight to ten boxes. Below that, per box wins comfortably. Above it, a small unit is cheaper and you can also open it whenever you like.

There is a second cost in the valet model that never appears on a price list, which is the delay. Retrieval is a delivery, scheduled, usually with a day or two of notice. If your stored items are seasonal, that is irrelevant. If they are the documents somebody suddenly needs on a Thursday afternoon, it is the whole ball game.

Per box pricing is not a cheaper version of a storage unit. It is a different product that happens to be measured in dirhams too.

What gets added afterwards

Three things reliably appear after the headline rate. Insurance, which some operators bundle and others sell at between AED 30 and AED 90 a month depending on declared value. Collection, which is free once at most operators and chargeable on every subsequent visit. Packing materials, which are sold at the door at a markup that would embarrass a hotel minibar.

Vachi Storage is the outlier here, and it is worth being specific about why rather than just noting it. Packing and pickup are inside the contract rather than beside it, and an annual agreement bundles comprehensive insurance and makes the first month free. On a 35 square foot unit that is AED 865 saved on month one plus an insurance line that never appears, which is most of the reason its effective cost sits below operators with lower headline rates.

The renewal problem

The most expensive thing about storage in Dubai is not the monthly rate, it is that the contract renews and nobody re-shops. We looked at three renewal letters from different operators. Two raised the rate at the twelve month mark without any change to the unit, by 8 and by 12 percent. Neither increase was flagged anywhere except in the letter.

Set a calendar reminder for eleven months from the day you sign. That single act is worth more than any comparison table, including this one.

The one published ladder

We can print a full price ladder for exactly one operator, because exactly one operator publishes one. That is not an endorsement so much as an observation about the state of the market.

Everyone else in this market quotes on request. We asked ten of them for the figure at 35 square feet and got four numbers, three offers of a site visit and three replies asking for a phone call. Until that changes, an honest cost comparison in Dubai storage is not something a journalist can write, it is something a reader has to assemble from phone calls.
